#1 Do I need a permit to place a shed on my property?
Answer: NO, IF
(a) the footprint of the shed is no more than 100 square feet and
(b) it is not adjacent to 0r abutting another structure and
(c) it is less than 35 feet tall.
P.S. A shed that meets these requirements does not need to meet setbacks!
#2 How soon may I begin construction on my project?
Answer: The Bylaws allow the Zoning Administrative Officer up to 30 days to
grant or deny a permit application. From the day the permit is granted, there is
a 15-day appeal period during which any interested person may appeal the
granting of the permit. Although construction may begin during the appeal
period, an appeal would halt the construction! If no appeal is filed, the permit
is final.
#3 For how long is a permit good?
Answer: A permit is
good for one year and will expire at the end of
the year unless active construction has begun under the permit and
an extension of the permit for one more year is requested and granted. There is
no fee for
an extension but if the permitted construction is
not finished in the extension period, a new permit must be obtained.
#4 What are the setbacks for buildings?
Answer: Buildings must be set back 25 feet from side and rear property lines
and 40 feet from the near edge of any public or private right of way. On the
lakeshore, the setback is 75 feet from the 95.5 foot lake level.
#5 I'm building a new house. Do I need a permit for my driveway?
Answer: Yes. On town roads, a
permit application is available at the Town Clerk's Office. The Selectboard is
responsible for issuing curb cut permits, as well as permitting the placement of
utilities in the Town right of way. On Route 2 or 314, the Vermont Agency of
Transportation is responsible for highway access permits.
